Beneficiary Deed

A beneficiary deed is a deed that conveys property only upon death, so the owner is unchanged and may sell the property or change their mind, but in the event of the owner’s death the property then goes to the designated beneficiary or beneficiaries. Not all states permit Beneficiary Deeds. See, A.R.S. 33-405.
